The area
Mal País and Santa Teresa sit side by side on the Pacific coast at the southern tip of the Nicoya Peninsula. Mal País keeps a quieter, more residential character, while Santa Teresa concentrates most of the restaurants, surf schools, yoga studios and nightlife.
The coastline is known for consistent surf, long beaches and sunsets over the Pacific. The dry season and the green season each bring a different rhythm to the area, both for residents and for visitors.
Beaches and surf
Playa Carmen, Playa Santa Teresa and Playa Hermosa run north along the coast, with beach breaks that suit a wide range of surfing levels. Conditions vary with tide and swell; local surf schools and guides are widely available.
Dining and services
The area has grown into a small international community with restaurants, cafés, bakeries, supermarkets, pharmacies, clinics, gyms, yoga studios and co-working spaces. Availability of specific services changes over time — we are happy to share what is currently open near the project.
Nature and Cabo Blanco
The Cabo Blanco Absolute Nature Reserve, at the southern end of the peninsula, was Costa Rica's first protected area. The surrounding hills, tide pools and forest make wildlife part of everyday life here.
Remote work
Fibre and satellite internet options have improved considerably in the area, and several cafés and co-working spaces cater to remote workers. Connection quality varies by provider and by exact location — worth testing during a visit.
Getting here
- •By road from San José via the Puntarenas–Paquera ferry or the overland route through the peninsula
- •By regional flight to Tambor airstrip, followed by a road transfer
- •Local transport is mainly by 4x4, quad or scooter, particularly in the rainy season
