Boutique scale
Kaepa Hills is a small collection of villas rather than a large master-planned resort. That means fewer neighbours, a quieter residential environment and a shorter, more direct line to the people actually building the project. It also means inventory is genuinely limited: when a villa is sold, it is no longer available, and we do not create artificial deadlines around that.
Malpais hillside location
The project sits in Malpais, the quieter side of the Malpais–Santa Teresa coastal strip. Buyers who want privacy, elevation and views, while still being close to the restaurants, surf schools and services concentrated in Santa Teresa, tend to look here rather than directly on the main street.
Modern tropical architecture
The villas use a modern tropical language: natural materials, open living space, cross-ventilation, generous outdoor areas and a private pool for each home. Views are ocean or jungle depending on the individual villa and its position on the hillside — we tell you exactly which, per unit, rather than implying every home has the same outlook.
Built homes you can actually visit
Some villas are already built, which lets buyers walk a finished home instead of judging a development from renderings alone. Other villas are under construction or offered in presale. Published progress is documented on the construction updates page.
International buyer orientation
Most enquiries come from outside Costa Rica, so the process is set up for remote buyers: information in English and Spanish, video walkthroughs, direct WhatsApp contact with the project, and a purchase process that expects you to appoint your own independent Costa Rican attorney and use escrow. We do not act as your legal adviser.
